Earlier this week I met and had the pleasure of talking to one of the active builders in the Long Leaf Pines subdivision located near New Bern, N.C.

Jeremy Jackson was on the job site of one of his new homes underway in Long Leaf Pines. This two story home when complete will feature 4 bedrooms, 2.5 baths, 9 foot ceilings, zoned HAVC system and a fireplace.

Mr. Jackson is currently building very nice homes in the Long Leaf Pines development  with a price range of $150k to $200,000.

This new home development is between Taberna and Carolina Colours two moderately expensive golf course communities in the 70 East Corridor. 

The  newest school to built in Craven County, Creekside Elementary is right down the street.  Long Leaf Pines is 15-20 minutes from Cherry Point and 10-15 minutes from most stores in New Bern.

The New Bern Historical Society  will present 3 nights of fun in downtown New Bern, N.C.  starting October 22 and concluding on October 24, 2009.

 

More than 35 ghosts and spirits will be waiting for you at 18 ghostly sites including  the Cedar Grove Cemetery!

Tickets are $20 the day of the event.  Active duty military and students $10 with current ID , kids 3-12 are $5, under 3 FREE.

Ticket must be picked up at the New Bern Historical Society office, located at 512 Pollock Street.   Office hours the day of the event are 11 a.m. – 9 p.m.  The phone number is 252-638-8558.

Historic homes can not accommodate strollers and Ghostwalk will go on rain or shine.

Today was a beautiful Carolina blue afternoon so I went out and visted new home construction sites.  I decided to check out the Village at Croatan and happened to meet Mr. Len Reason, builder/developer.

Len said that the project is approved for 204 lots and 30 to 40 townhomes. The development will have public sewer, County water, electricity by Progress Energy and cable ( as the development  builds out).

The price range is $150,000 to $200,000 and several homes are under construction now with first occupancy planned for early December. Townhomes when built will start in the $130,000’s.

Mr. Reason said his homes would have Energy Star rated appliances which should reduce energy consumption by 25%.

This development will be idea for people working  in New Bern and is only about 9 miles from MCAS Cherry Point via the 4 laned U.S. Hwy 70 East. Several boat ramps and golf courses are nearby as well as the beaches of Carteret County and Coastal Carolina Regional Airport.

New Bern NC Frost Warning Issued

The cold snap of the past few days is almost over but we do have a frost advisory for tonight 10/19/2009.

The temperatures are predicted to be in the 70’s later this week by day and 50-60’s at night, so you still can enjoy your outdoor plants a while longer if you protect them tonight.

Temperatures tonight are forecast for mid 30’s.

Today has been absolutely beautiful after a raw, cold  week-end.

As they say about North Carolina weather, ” If you don’t like it, wait a few minutes!”.


Havelock, N.C Chili Festival Draws Record Crowd

Havelock’s Annual Chili Festival was a hugh success on Saturday!  With tempertures in th low 50’s it was chili eating weather.  The crowd was estimated at 25,000.

Hundreds of gallons of the red stuff was dipped out to the hungry folks that came out for the food and fun.  Proceeds go to local charities.

The Fire Department will be standing by as the 28th Annual Havelock Chili Festival returns to the Walter B. Jones Jr. Park in Havelock this weekend  October 16,17th.

This is a major event for the Havelock, Craven County and Cherry Point area.  This annual event draws thousands of folks that want to sample chili in (atomic hot, hot, mild, and just right) versions. Look out for those “wings” too.

All contestants just abide by the International Chili Society’s rules including ” no beans’.

Please come out and suppport local charities that benefit from the profits.  It you are looking for fun, and good food, you won’t be disappointed.

Even Super Heros Run the Neuse River Bridge Run

Two famous super heros stopped fighting crime long enough to participate in the 5th Annual Neuse River Bridge Run on October 17, 2009 in New Bern, N.C.

Hundreds of runners and walkers decended on New Bern to participate in the 5k and 10k runs thru the streets and over the bridges of New Bern.

The weather was in the low 50’s, overcast and almost perfect for the event.

The Bridge Run proceeds are donated to a number of non-profit organizations in the area.

As you can see they have a lively costume contest within the race!

Please make plans to attend next year by suiting up and lacing them up!

Coastal Carolina Fair is Coming!

The Coastal Carolina Fair is coming to the fairground located between New Bern and Havelock on U.S. Hwy 70 October 29- November 2, 2009.

There will fun for all ages as you can explore the  Carnival Midway featuring 67 rides,  the Rabbit Show, the Commerford Petting Zoo, arts, crafts and the Duck slide. There’s alway something to see at the fair.

Light at the End of the Tunnel?

REALTORS®  working in the area of the Neuse River Association of REALTORS® came very close to stopping a 22 month this year vs. same month last year sales slump in September.

September 2009 was the smallest decrease missing September 2008 sales by only 10 houses.

This is very encouraging, along with the fact that homes where sold in every price range in the local Multiple Listing Service, including million dollar homes.

Military home purchases continue to do well as 36% of home purchased in September 2009 where done with Veteran’s Administration financing.

Inventory in some price points is declining as well.  For example if you look at Havelock MLS area 14 today, you have  only 21 homes priced between $140,000-159,999 to choose from.

If we are not at a turning point in this market we are getting close.

New Provisions Considered for Military Families Home Buyer Tax Credit

North Carolina U.S. Representative Walter B. Jones Jr. has sponsored a bill that would allow service members who buy their first home, using the current First Time Home Buyers Tax Credit, to be exempt from the current requirement to “hold” the home for 36 months or face a repayment requirement.  Jones has been advocating this for some time. His concern is that military families could face hardships with the repayment provision because they often serve at a duty station for only a few years at a time.

Mr. Walter B Jones Jr. is a member of the House Committee on Armed Services and the Subcommittee on Military Personnel

If this legislation is made into law, it will exclude repayment of the credit by military families that use the First Time Home Buyer’s Tax Credit to buy a hone and are ordered to move by the Military before the 36 month holding period is fulfilled. 

U.S. Representative John Tanner, D-Tenn, is the co-sponsor of the  bill.

This bill was approved in the House of Representatives, Thursday Oct 8th, but HAS NOT been considered by the Senate.

Todays Buyer’s Should be “Thankful”.

Today’s residential real estate buyer has a lot to be thankful for today!

I will will say it twice, “Today’s residential real estate buyer has a lot to be thankful for today!”

 

Why do I say that? 

Look at this:

  • Interest rates are approaching historic lows
  • Home prices have stopped increasing by double digits
  • There are lots of homes in great neighborhood available
  • The $8000 tax credit is still available to some buyers if they act immediately!  If you buy an $80,000 home that could be 10% off.
  • The U.S tax laws smile on home owners.  Homeowners get lots of tax benefits, currently like mortgage interest and property tax deductions.
  • Under certain conditions buyers that later become sellers (3 years minimum) can shelter $250,000 in profits if they file single or $500,000 if they file married on the sale of their primary residence.

Is this a great country or what?

Cut off the T.V. and take advantage of America being on sale!
